The first step required to purchase a home is ensuring you can obtain financing that meets your needs. There are around 40 different ways to obtain financing for buying a Home in Arizona. The most frequent used programs are as follows:

1) FHA Loan. 30 Year. Fixed Rate. Fully Amortized. Rate is Locked. No Pre Payment Penalty.


2) Conventional Financing. Rates can vary, rates can float or adjust annually, pre payment penalties (not always the case with Conventional financing, just the type you've chosen. There are interest only programs still out there as well as ARM (Adjustable Rate Mortgage).


3) VA Financing: For Veterans. If you are a Veteran and you have never used your VA Loan, then you still can use it. The youngest Veteran I've ever sold too was 22 years old. The oldest was a retired Navy Veteran, who served 32 years, he was 86 years old when he bought a home, wonderful person.

I cannot tell you who to use for your financing, what I can tell you is a "Team" is always stronger than an individual or even a few individuals, all with their own agenda at hand, by choosing to work with one of my three preferred lenders, you are increasing the odds of a guaranteed loan approval (Loan Approval is Different from "Pre Qualify" or getting "Pre Approved" what I strive for with my Team of Lenders is DU Approval-once we have that, we're golden! This means, as long as you follow your loan officers instruction, your loan will fund, you will close on your new home, and depending on the time of year (some take longer to get DU Approved than others). This could be your Families Christmas Present, how fantastic would that be! So if you're thinking about buying a home, with time remaining in the year, the earlier we start, the sooner we'll know if we're shopping now, or allowing one of my lenders to assist you in "cleaning your credit" to ensure DU Approval, often times in about 3 months, you're approved!
